The City of Charleston Planning Commission is a group of citizens of Charleston appointed by the mayor and City Council to serve as a citizen advisory group for the council on planning related issues.

The Planning Commission is comprised of nine individuals representing a broad cross section of the city. The commission reviews plans, planning related ordinances such as zoning ordinances, rezonings, subdivision requests, concept plans, and street names. The commission's recommendations are then passed on to City Council, who have final say so, with the exception of subdivision approvals, which are the sole responsibility of the Planning Commission.

The Planning Commission meets on the 3rd Wednesday of each month in the Public Meeting Room at 2 George Street. The commission's meetings are open to the public and public comment is always permitted on any item before the commission. Agendas for each meeting are posted on this website, as well as the city's website roughly two weeks before every meeting. Agendas are also sent to all neighborhood presidents and other interested parties who pay a yearly fee for such mailings.

Comprehensive Plan
The most important document the Planning Commission and city staff use in reviewing items that come before the commission is the city's Comprehensive Plan, the Century V City Plan, which plots the city's development and redevelopment for the next 10 to 15 years. This plan was reviewed and approved by both the Planning Commission and City Council to be the city's guide for growth and development.

Other Responsibilities
The Department of Planning and Neighborhoods serves as staff advisers to the Planning Commission. As the city department responsible for all planning documents and reports in the city, Planning and Neighborhoods prepares various area plans and studies for presentation to the Planning Commission.

Planning and Neighborhoods also coordinates Planning Commission agenda items and reviews of agenda items by relevant city staff from departments such as Planning, Preservation, and Sustainability, Public ServiceTraffic and Transportation, and Parks.
