The Board hears zoning variance and special exception requests and appeals to staff decisions concerning site design regulations such as the protection of trees, landscaping requirements, parking lot design and street design standards.

Zoning variance requests must meet the variance test set by the State of South Carolina. To approve special exceptions, the board must determine whether a specific proposal satisfies conditions set forth in the zoning ordinance.

To apply, submit a completed application, along with the required information and fee, to the Zoning Division office at the Zoning Counter of the Permit Center, 2 George Street, First Floor.  Applications are due by 12:00 p.m. on the deadline date. A sign will be posted on the property, and the request will be reviewed at a public hearing conducted by the Board of Zoning Appeals - Site Design, before the board makes its decision.

There is a five business day appeal period following the date of board action. No permits may be issued until the appeal period has expired. An appeal to the board stays all further action on the application.
